Stillwater Preserve

Stillwater Preserve is a deed-restricted subdivision of 74 homesites in Malabar, Florida. All of the lots are at least one acre with the largest one being 3.3 acres. 

There is a conservation area that runs through the center of the development with a small creek with free-flowing water that connects to the Turkey Creek Sanctuary located a few miles north of the community. Stillwater Preserve is bordered to the west and north-west by land owned by the State of Florida.

As of September 2017, the community is 47% "built-out" with 32 homes completed and 3 more nearing completion. All of the completed homes are occupied by full-time residents.

Stillwater Preserve Homeowners Association, Inc.

The Stillwater Preserve Homeowners Association, Inc. (HOA) is a not-for-profit corporation organized under the laws of the State of Florida. The HOA provides services to the Lot Owners including, but not limited to, the following:

  • Owns and maintains the landscaping and lighting of the common areas
  • Maintains the drainage easements, Conservation Areas, Common Areas, surface water and/or storm water management sysems
  • Provides enforcements of the covenants and restrictions that apply to all lots in the Stillwater Preserve Subdivision

The functions of the HOA are performed by the Board of Directors for the Members of the HOA based on the provisions specified in the Articles of Incorporation and the By-Laws of the HOA (see Documents). Every Owner of a platted Lot becomes a member of the HOA upon acquiring title to the Lot. 

Town of Malabar

The Town of Malabar is a small incorporated community with an estimated population of 2,967 and 1,309 housing units as of July 1, 2017.

Despite the rural nature of Malabar, the nearby communities of Palm Bay (population of 110 K) and Melbourne (population of 81 K) are large enough to support robust business activity with all of the shopping, dining, entertainment, cultural, educational and medical services required to service a local area population of nearly 191 K people.
